LIVING

Conditions, not facilities.

Orientation, aperture, ceiling height, cross-ventilation, and where a building sits on its ground.

These are settled in the first months of design and cannot be added afterwards.

Sites are chosen for what surrounds them: a park, a river, a station, a street already worth walking. Parking is provided and largely unnecessary.

The standard does not change between projects. Each site is read, then given what it needs.

The measure is not the specification. It is whether daily life is easier here than it was.

The lobby is cleaned by someone Geneva pays. The garden beds sit on a maintenance contract that outlives settlement.

What is chosen now is what the street looks at for the life of the building.
The qualities that understanding remain constant across every development.

CONSTANTS

Planting held between brick and glass
Natural Integration

Greenery, light, and connection to place are designed into every project from the outset, not applied as afterthought landscaping. Nature as infrastructure.

Spatial Generosity

Density positioned as an upgrade. Well-considered proportion, ceiling heights, and shared spaces that create a sense of ease and openness regardless of footprint.

Location as Amenity

Geneva chooses sites where the suburb does the work. Walkability, culture, food, and green space within reach, the neighbourhood as the fifth amenity.
